More homes are selling here, even with rates above 7%

Rates are high. Deals are still closing. The Real Estate Data Aggregator counted 240 homes sold across ZIPs 07866, 07834 and 07869 in the three months ending August 31, 2026. That is up 6.7% from the same three months a year ago. Price and terms matter more right now, not less.

Freddie Mac put the 30-year fixed rate at 7.40% on October 8, 2026. That is real pressure on buyers. Even so, the market here did not stop. Nationally, the National Association of Realtors reported existing-home sales up 1.6% year-to-date through the first eight months of 2026. This market outpaced that.

How each ZIP code stacked up

The three ZIP codes tell different stories. ZIP 07869 led on sales growth. ZIP 07834 moved the fastest. ZIP 07866 added the most new inventory. Here is the breakdown from the Real Estate Data Aggregator for the three months ending August 31, 2026.

Homes are still selling over list price

Even with rates above 7%, buyers are competing. In ZIP 07869, the Real Estate Data Aggregator found that 67.1% of homes sold above list price in the three months ending August 31, 2026. That is up 9.3 points from a year ago. In ZIP 07834, 55.6% sold above list. In ZIP 07866, 58.8% did. List price is not sale price, and in this market, the sale price is usually higher.

Speed: most homes are not sitting

ZIP 07834 had a median of 17 days on market, according to the Real Estate Data Aggregator. That is 3 days shorter than a year ago. ZIP 07869 came in at 19 days, unchanged from last year. ZIP 07866 was slower at 26 days, which is 6 days longer than a year ago. Not every home sells fast, but the middle of the market is moving.

More supply is coming, but it is still tight

The Real Estate Data Aggregator counted 124 homes for sale across the Primary market in the three months ending August 31, 2026. That is up 2.5% from a year ago. New listings across all three ZIPs totaled 246, up just 0.4%. Nationally, the National Association of Realtors put months of supply at 4.9 months. Locally, ZIP 07834 sat at 1.3 months and ZIP 07869 at 1.4 months. ZIP 07866 was the loosest at 2.1 months. All three are well below the national figure.

Pending sales show what is coming next

The Real Estate Data Aggregator counted 244 pending sales across the Primary market in the three months ending August 31, 2026, down just 1.2% from a year ago. That is close to flat. ZIP 07866 had 96 pending sales, up 12.9%. ZIP 07869 had 83, down 1.2%. ZIP 07834 had 65, down 16.7%. The pipeline is still full in most of the market.

Prices are holding, not surging

The Real Estate Data Aggregator put the median sale price in ZIP 07834 at $800,750, up 7.5% from a year ago. ZIP 07869 came in at $826,500, up just 0.5%. ZIP 07866 was $565,000, up 2.3%. Prices moved in different directions at different speeds. That is normal when rates are this high. Realtor.com reported that active listings nationally are up 6.7% from a year ago, the fastest pace since February. More choices for buyers can slow price growth.

What about price cuts?

Not every seller is holding firm. Redfin reported that 12.2% of home sellers in the Newark, New Jersey area dropped their asking price as of September 30, 2026. That is roughly 1 in 8 sellers. It is a reminder that overpricing still costs you. Homes priced right are selling above list. Homes priced wrong are getting cut.
